propcha.in is a property chain visibility tool that allows estate agents, solicitors, buyers, and sellers to track the status of linked property transactions from offer to completion.
A property chain is a series of linked house sales. Each property sale connects to the next through the buyer (who may be selling another property) or the seller (who may be buying another property).
We follow a "Keep It Simple" approach. No complicated workflows, no rigid dropdown options. Just write what you know in plain English, and everyone stays informed.
To create and manage property chains, you need a selling.zone subscription (£50+VAT/month). This gives you access to propcha.in along with all other selling.zone features.
Other agents in your chain can participate without a subscription - they can view the chain, update their property status, and extend the chain from their property. However, only subscribers have full structural control (removing properties, restructuring the chain).
As a subscriber, you can create a new chain from your dashboard. Here's how:
Chains can be extended in both directions:
Any agent (subscriber or not) can extend the chain from their own property. When they add a property, they enter the next agent's details, who then receives an access link to complete their property information.
Each agent is responsible for adding their buyer's property (downward) and their seller's purchase (upward). This distributes the work and ensures accurate information from the source.
Status updates are free-text fields. Write what you know in plain English - no rigid dropdown options. There are four status categories:
Every update is timestamped and the history is preserved. Previous updates are visible so everyone can see progress over time.
Only agents can update status - not buyers, sellers, or solicitors. Subscribers can update any property; non-subscriber agents can only update their own property.
If a property in the middle of the chain falls through, subscribers can remove it. Properties below the removed one become a separate "orphaned" chain.
Orphaned chains can still be viewed and updated by their agents. If an agent in an orphaned chain subscribes, they gain full control of that chain.
Subscribers can revoke access keys for properties they control. When a property is removed from the chain, all its access keys are automatically revoked.
Chains can have the following statuses:
No. Only the chain creator needs a subscription. Other agents can participate for free - they can view the chain, update their property status, and extend the chain from their property.
Subscribers get full structural control (can remove properties, restructure the chain) and are protected from disconnection if the chain is restructured by others.
No, only agents can update status. Buyers, sellers, and solicitors have view-only access to keep them informed.
If you're a subscriber, you're protected - other subscribers cannot remove your property without your consent. If you're not a subscriber, your access will be revoked but you'll see a friendly message explaining what happened.
Currently, property details are entered manually. In a future update, you'll be able to link to existing properties to auto-populate details.
Private messaging is coming in Phase 2. For now, use your normal communication channels and update the chain status to keep everyone informed.
